An application has been submitted to transform a former fuel depot in Dorchester into 45 retirement living apartments.

McCarthy and Stone has submitted plans to West Dorset District Council (WDDC) to redevelop land at the former fuel depot on London Road with accommodation specifically designed to meet the needs of the over 60s.

It follows a public consultation into the plans in April, showcasing the proposal to members of the community.

If agreed, it would see 45 one- and two-bedroom apartments with shared spaces and facilities and on-site car parking be built.

Shane Paull, regional managing director at McCarthy and Stone said: "Our plans provide an important opportunity to deliver an attractive and much-needed residential development on a brownfield site in a highly sustainable gateway location. If approved, these proposals will help to meet an acknowledged need for specialist accommodation for older people. At the same time, studies have shown that our developments stimulate the housing chain when homeowners choose to downsize, creating opportunities for families and first-time buyers in the area.

“The neighbouring Dorchester Conservation Area has been an important consideration for our architects; we are proposing a relatively traditional design and attractive green boundary treatments to improve the street scene on London Road. The proposed scheme will enhance the localised view of London Road and the more distant views of the Conservation Area.”

However, the plans have not been welcomed by members of Dorchester Town Council.

In a meeting earlier this month, councillors said they didn't believe there was a need for more retirement homes in the town centre and the site should be used for affordable housing.

Councillors added they didn't believe the designs fitted in with the area.

McCarthy and Stone say its retirement developments aim to provide older people with an opportunity to downsize to a property that is more manageable and suited to the needs of older age, whilst also encouraging an active and social lifestyle.

The application has now been submitted and is currently under review by WDDC.
