This beautifully presented mid-terraced home is situated along the Main Street in the popular West Oxfordshire village of Clanfield. The property has been successfully extended over recent years and updated to provide a most welcoming and comfortable character home.

The ground floor accommodation springs the first surprise as you enter the cottage, with a unique and most attractive metal spiral staircase which rises to the first and second floors. The kitchen lies to the front of the cottage and has recently been refitted and includes an integral dishwasher, oven, induction hob, extractor and space for an American style fridge/freezer and washing machine. Completing the kitchen is a pretty, original fireplace.

Open plan to the kitchen is the family room/dining room which leads in turn to an attractive sitting room, flooded with light and with French doors on to the rear garden. This room is heated by a wood burning stove, perfect for the cold winter evenings. A bonus on the ground floor is a cloakroom and an additional storage area with space for a tumble dryer.

On the first floor are two double bedrooms and a family bathroom which includes a superb free standing roll-top bath and a separate large tiled shower cubicle.

On the second floor is the master bedroom which boasts eaves storage and an en suite shower room.

Outside, to the front of the property, is a small enclosed garden, landscaped for low maintenance. To the rear is an attractive family garden with raised decking, raised flower beds, a recently installed garden shed and a gate giving access to a parking space and wood store.

The property benefits from double glazing throughout with LPG gas to radiators.

AMENITIES Clanfield is a very pretty village with a stream running through the village beside the road, spanned in places by stone bridges. Next to the Radcot road there is a path which runs along beside the stream passing in places under weeping willow trees as it links the two small village greens.

One of the small greens is in the centre of the village at the road junction, where there are also two inns. Nearby is the Norman parish church, St. Stephen's. There is a Church of England primary school and a Post Office and general store with coffee shop in the village. A wider range of shops, a doctors' surgery and other amenities can be found nearby in the larger village of Bampton or the market towns of Faringdon and Witney.

About half a mile to the west of the village, at Little Clanfield, there were at one time two water mills on Little Clanfield Brook. One of them, Little Clanfield Mill, is now a private house but its machinery remains operational.
