Individual detached home in the heart of the village with wonderful gardens

Huntlea sits back off the road in the heart of the picturesque community village of Dalwood in the Blackdown Hills Area of Outstanding Natural Beauty backing onto open fields. The village offers a range of amenities including the popular Tuckers Arms public house (only a short walk away), ancient church of St Peter's, village hall and community run shop and Post Office.

Dalwood lies approximately midway between the market towns of Honiton and Axminster. Both towns offer a wide range of amenities such as schools, banks, supermarkets and sporting facilities, as well as many independent shops and galleries. They both also have main line rail links to London (Waterloo).

The Jurassic Coastline at Lyme Bay is a short drive away, with the town of Lyme Regis being about 9 miles distant.

The renowned Colyton Grammar School, one of England's top mixed state schools, is situated about 6 miles south of the property.

This light and airy individual home is positioned within lovely generous gardens. The house was designed and built in the late 70's with the split-level accommodation making the most of the lovely light rooms and countryside views across the gardens. The property has been improved over recent years including a bright kitchen, bathroom and downstairs shower room.

An enclosed entrance hall opens into a hallway, with doors to a cloakroom, shower room and a double aspect sitting room with feature fireplace.

From the hall steps lead up to the kitchen/dining room. This lovely large room has a high sloping ceiling with roof lights as well as windows looking out to the garden and fields beyond. The stylish kitchen is centred around an island unit with a range of units, fitted with electric oven and hob, with space for a dishwasher, there are two large built in cupboards. On this level is a bedroom/study with more storage and to the other a utility room with door to the garden.

On the first floor are two spacious double bedrooms each with built in storage with a generous family bathroom between.

A gravel drive leads through a five-bar gate to a parking and turning area for several cars which leads on again up to the garage. The enclosed front garden is sheltered by a mix of trees providing a high degree of privacy to the house.

Adjoining the house is the garage with roller shutter doors to the front and pedestrian door to the rear. On the other side of the house is a greenhouse.

The wonderful gardens to the rear have been beautifully laid out with a side access off a private lane, a path leads past herbaceous and shrub borders up to a patio with a second greenhouse and a summerhouse from which to enjoy the views. Flanked on both sides by mature hedges or shrub lined boundaries there are various fruit trees as well as a secret small copse leading down to a stream.

Mains water and drainage. Oil-fired central heating.

From Honiton, proceed on the A35 towards Axminster, follow for approximately 5 miles, turning left just past the Starbucks signposted Dalwood and Stockland. Turn first right and follow this lane to the 'T' Junction turning left and then taking the second right signposted Dalwood. Follow this lane into the village, passing the church on your left hand side, go over the bridge and the entrance to the property is to the left of the old red phone box on the left hand bend.
