A fabulous 5 Bedroom detached country residence situated in 4.5 acres of garden and woodland.

Greenlands is a fabulous detached residence offering accommodation of excellent proportions, which is presented in very good order, having been the subject of a full schedule of renovation works, carried out over the past 10 years. The property has origins dating back, we believe, to the 16th century when it was built as a modest thatched cottage but has been extended significantly over the past 50 years, creating the substantial residence that we find today. The ground floor accommodation has a good flow to it with a characterful sitting room with beamed ceiling and inglenook housing a woodburner, leading through to the formal dining room with curved corner window adding an interesting dimension to the room. The kitchen/breakfast room is particularly worthy of note, being modern in design with granite worktops and doors leading out onto the large terrace. It is also accompanied by a very useful utility/boot room, again with direct access to the garden. The property has much to offer upstairs too with a modern family bathroom and 5 double bedrooms, 3 of which offer ensuite facilities.

Greenlands is situated close to the heart of the village of Dunkeswell in the Blackdown Hills Area of Outstanding Natural Beauty. The old established village of Dunkeswell, a designated Conservation Area, has a pretty parish church and there is a shop as well as several other amenities in the nearby 'new' village. There is also a bus service that provides regular access to Honiton and Taunton.

Honiton lies about 5 miles to the south and is particularly well known as an antique and book centre, as well as having most of the usual multiples such as WHSmiths, Boots, Tesco and a variety of independent shops, restaurants, schools, sports centre/swimming pool, golf club and main line rail link to London (Waterloo). Honiton has excellent communication facilities with a dual carriageway to the Cathedral City of Exeter, the county town, some 22 miles to the west. Exeter has an excellent shopping centre as well as schools, sporting facilities, theatres, main line rail link to London Waterloo and Paddington, international airport and M5 access. The county town of Taunton is approximately 16 miles to the north where direct access to the M5 can be gained, together with express train to London Paddington. Express trains to London can also be found at Tiverton Parkway some 10 miles distant. The coast at Lyme Bay is about 14 miles to the south.

Greenlands is enviably set down a long sweeping driveway with over 4 ½ acres of grounds which include ¾ acre of formal garden surrounded by woodland, a Devon path with a river running the lower boundary. The driveway opens up at the house with space to park several vehicles to the front of the double garage and additional timber outbuilding. A five-bar gate leads through to the formal gardens with wood store and large enclosed terrace with decorative wrought iron gates and detailing. The lawns are quite level with a large vegetable area which includes soft fruit cages, all hidden behind the fabulous timber pool house with heated swimming pool within. The garden is quite sheltered as it extends beyond the lawn into wooded areas, which are a haven for local wildlife and have natural pathways that meander down to the river and up to the Southern boundary, which abuts fields.
