Oak Hill was built in 2001 as one of a pair of cottages and is constructed of local stone elevations under a tiled roof with oak mantels and wooden double glazed windows. The property has been maintained to a high standard by the current owners. The accommodation flows very well and most rooms overlook the beautiful gardens.

All the downstairs accommodation is accessed from the particularly spacious hallway. The sitting room is delightful, being dual aspect, and has French windows out onto the terrace. There is also a wood burner with stone surround. The dining room is a good size and overlooks the front gardens, and views towards the village.

The kitchen/breakfast room has an excellent range of oak cupboards, a Belfast sink and built in fridge, dishwasher and microwave. There is a two door Aga which also heats the water. The utility has further cupboards, a water softener and a door out to the rear garden. There is also a study and cloakroom on the ground floor.

On the first floor is the master bedroom with a recently refitted en suite shower room. There are three further double bedrooms and family bathroom. The landing is worth particular note as it is wide and spacious, drawing light to all the rooms which lead off this area.

Oak Hill is situated in an elevated position in the village of Fovant, a pretty village surrounded by lovely countryside half way between Salisbury and Shaftesbury.

Fovant has a good village shop and post office, pub (currently undergoing refurbishment), village hall, doctor's surgery and garage while the larger village of Tisbury has numerous independent shops, pubs and mainline rail services direct to Waterloo and the West country. Both Salisbury and Shaftesbury provide a comprehensive range of educational, shopping and recreational facilities. The A303 is nearby which gives access to the south west and to London via the M3.

Fovant lies in the heart of the Nadder Valley, forming part of Wiltshire's Area of Outstanding Natural Beauty. The countryside is particularly beautiful with rolling chalk down land and attractive villages. There are great walks and rides in this picturesque valley.

The area is renowned for its excellent schools with primary and secondary schools in Tisbury as well as local independent schools including St Mary's Shaftesbury, Port Regis, Sandroyd, Bryanston and Sherborne. Salisbury offers very good Grammar Schools for both girls and boys.

The property is accessed over a small bridge and the shared drive leads to the large double garage and to the front of the house where there is parking for several cars. There is an established flower bed full of shrubs and an Amalanchia and a Cherry Tree. Behind the garage is a shed and wood store.

Adjacent to the house is a paved terrace with four wooden beds filled with shrubs. The gardens are very well designed and the owners have created a complete haven.

At the bottom of the garden are wonderful flower beds filled with a huge variety of shrubs and flowers. Wooden steps meander up the garden past a large vegetable patch with four raised beds, onto a fruit area with espalier apple and pear trees and a soft fruit bed. Behind this is the main orchard with a variety of fruit trees. Beyond is an area filled with camellia, azaleas, rhododendrons, Daphne and roses. At the top of the garden is a flat lawned area – the perfect spot to take in the vista down the valley. Further steps lead up to a style which takes you directly onto a public footpath and wonderful walks beyond.
