A superb, modern, 5 double bedroom detached country house with a detached, self-contained 1 bedroom annexe and excellent equestrian facilities, STANDING IN GARDENS AND PADDOCKS OF ABOUT 8 ACRES.

The Farm is situated in the heart of Tarrant Keyneston village, in the ever popular Tarrant Valley, about 5 miles from Wimborne Minster and 4 miles from Blandford Forum.

Built in 1976, the property has been occupied by the present owners for 30 years, during which time they have extended, updated and refurbished the property, which now has particularly spacious ground floor accommodation.

The double-fronted house has 4 reception rooms including a superb, dual aspect drawing room with marble open fireplace and direct access to a swimming pool terrace and a cast iron, powder-coated and glazed verandah. A separate dining room has patio doors to the rear garden, and a serving hatch to the large kitchen/family room, which is fitted with an extensive range of Shaker style units and granite surfaces, and has an electric AIMS Aga (with 3 ovens.) An open archway leads to a family snug, with excellent fitted wall shelves and cupboards. There is a large utility room with extensive storage, and a fully tiled shower room.

A rear lobby leads to a games/leisure room with a fitted Jacuzzi, sauna and a former solarium. A walk-in cupboard houses the swimming pool pump and filtration plant, and patio doors lead out to the pool terrace.

The large reception hall has a downstairs cloakroom and features a central staircase to a galleried landing. The master bedroom suite comprises a dressing area (with an excellent range of fitted wardrobes) and an en suite bathroom. There are 4 further double bedrooms, and a family bath/shower room, and the house has an attractive outlook over the gardens and paddocks to the rear.

The property has oil heating and UPVC double glazed windows, and is connected to mains water and electricity. There is septic tank drainage and a security and fire alarm system.

Built in 2000 and used as office premises, the self-contained annexe immediately adjacent to the house has a living room with a kitchenette area, and a staircase to the first floor, where there is a double bedroom (no.6) and a shower room.

The property is screened from the road by shrubs, and a wide driveway provides ample off road parking and leads to the attached double garage, with electric up-and-over door and boiler room (housing the Grant oil fired boiler.)

The well maintained grounds amount to approximately 8 acres, including formal gardens largely laid to lawn and shrubbery, a large, semi-walled kitchen garden and an orchard with apricots, greengages, plums, gooseberries and 6 varieties of apple.

A paddock extends to the River Tarrant which runs through the grounds. A timber footbridge leads to a small island with a seating area, and a further timber footbridge extends to the next field, which is approximately 1.5 acres, and can also be accessed via a stone vehicular bridge. Adjacent to this area there is a small 'starvation' paddock, and the large rear field beyond this amounts to approximately 4 acres.

A separate drive to the side of the garage leads through to the stable block, which has 4 stables, a tack room, lighting and power points, and a covered overhang. There is also a substantial barn with an adjacent workshop/tractor shed and covered wood store.

Tarrant Keyneston is a popular village with a parish church, village hall, the True Lovers Knot Inn and the nearby Ashley Wood Golf Course. Ample shopping and leisure amenities are available in Wimborne and Blandford, and there is good access to the larger towns of Poole, Bournemouth and Dorchester and the city of Salisbury, all of which have railway stations.

The area is well served by public schools, including Bryanston, Clayesmore, Castle Court, Dumpton and Canford, and state schools in Blandford and Wimborne. The nearest primary school is in the village of Spetisbury.

From Wimborne, proceed towards Blandford on the B2082, through the avenue of beech trees at Badbury Rings, and down the hill into Tarrant Keyneston. Turn left at the True Lover's Knot Inn into Valley Road. Continue past the Ann Biddlecombe Hall, and The Farm can be found on the left hand side.
