Formerly the farm worker's bungalow, over the years the property has been extensively upgraded and extended to create a spacious country property.

It now offers the main bungalow and annexe. Both are very well appointed, with quality finishing to provide low maintenance. The accommodation is very flexible. It has rendered and colour washed elevations under a tiled roof, with double glazed windows.

The grounds are lovely, with pretty gardens, level pasture and meadows surrounding the property creating a private setting.

The bungalow has 3 bedrooms but has potential for a 4th bedroom, a family bathroom and separate shower room. At the centre is a spacious sitting room with wood burner set into a fireplace, beside is the garden room with triple aspect having great views to the garden. The kitchen is well laid out with extensive cupboards, wall cupboards, drawers and work surface. There is an oil-fired AGA (blue), separate built-in oven, grill and hob.

The annexe accommodation is also very well presented and includes an excellent kitchen/breakfast room. It is fitted with extensive cupboards and drawers and work surface. There is a Rangemaster double oven, grill and 5 plate ceramic hob with extractor hood over.

There are two bedrooms and a smart bathroom. The sitting room has a very pleasant aspect and double glazed doors out to the garden with views to the fields beyond.

The bungalow and annexe have oil fired boilers supplying domestic hot water and heating.

The property is approached over a well-maintained, private, shared drive, which leads to the bungalow's drive with large parking and turning areas.

The gardens surround the property and are mainly laid to lawn with attractive plants and specimen trees with some fruit trees.

Surrounding the gardens is a level, grassy field totalling 3.6 acres. Across the drive is another field and small copse,

approximately 4.75 acres, again, level with productive pasture.

The property is available with 3.6 acres or 8.3 acres to include the land across the drive.

The buildings are approached across the field or along the drive.

They are positioned around a large concrete yard area. They include a general-purpose livestock building (104' x 40'), with

steel frame and block walls under a corrugated roof. Attached to this building is a lean-to (75' x 19'), of a timber and steel

construction under a corrugated roof.

Opposite this building is a traditional farm building constructed of mainly stone and block under a corrugated roof. It comprises

a workshop (22'9 x 18'4), store (15'4 x 8'10), stable (15' x 12'), former round house which is divided into two sections

(23' x 12'11 and 32' x 18'11). This is a useful secure building. It is attached to the neighbours building. There are two further

stone stables (15' x 8'4 each).

Mains electricity. Private drainage and water.

When the bungalow was built it was subject to an Agricultural Tie. Mid Devon District Council have issued a Certificate of Lawful Use which permits the occupants to live at the property without complying with the Agricultural Tie.

From Tiverton take the B3137 towards Witheridge. After about 5 miles, having passed through Withleigh and then up through Cruwys Woods, continue on the B3137 through Pages Cross, Peak Cross and Mudford Gate. Proceed through the S bend and just after the copse on the left, turn into the drive marked Gogland. Take the entrance on the right.
