Collacott Farm comprises a period farmhouse with annexe and 8 holiday cottages all set around a cobbled courtyard with historic pond. Surrounded by their own 11.65 acres of land and overlooking the neighbouring farmland, they provide informal and relaxed holiday accommodation in a peaceful rural location. Also on site is the British Horse Society Approved Equestrian Centre with a flood-lit, all-weather arena, stables and associated buildings. Guest amenities include an outdoor heated pool, all-weather tennis court, play area, games room and trampoline room, gym and treatment room. The current owners installed a biomass boiler which provides central heating and hot water to the entire complex in 2014.


In a south facing location with lovely rural views, the property is approximately 1 mile from the pretty and traditional village of Kings Nympton. This village has a thriving local community with pre and primary schooling, an award winning thatched public house, places of worship and large modern village hall. The Tarka Line, one of Britain's most scenic railways running for 39 miles between Exeter and Barnstaple, stops at Kings Nympton.

The bustling North Devon market town of South Molton (5 miles) has a good range of local services, including shops, banks, recreational facilities, primary and secondary schooling. From South Molton the A361 North Devon Link Road provides easy access to Tiverton and the M5 motorway (Junction 27) with mainline rail links available at Tiverton Parkway (London, Paddington approx. 2 hours) and international airports at Exeter and Bristol.

The regional centre of Barnstaple (16 miles) is thought to be the oldest borough in England dating back to the 900s. It has a comprehensive range of retailers and interesting attractions along with independent boutique shops, local food producers selling their delicious delicacies in the Pannier Market and, of course, the towns colourful history can be explored.

Exmoor National Park (10 miles) offers beautiful moorland scenery with many foot and bridle paths and the stunning North Devon coastline, whilst the popular sandy beaches of Instow, Saunton Sands, Croyde Bay, Putsborough and Woolacombe are all within easy reach.

The Farmhouse

Approached across the cobbled courtyard and benefitting from a walled front garden with patio area and stone built log store, the period farmhouse has a part stone/part rendered exterior and offers well-proportioned rooms with high ceilings; many benefitting from views down the valley.

On the ground floor the porch leads into the entrance hall. Kitchen/breakfast room with Aga and door to large storage room to side. Sitting room with open fire. To the rear is the dining room plus a utility room with walk in larder. Cloakroom. On the first floor Bedroom 1 has an en suite shower room. Bedrooms 2, 3 & 4 are all double bedrooms. To the rear is a private garden with lawn, vegetable beds, fruit cage as well as a thatched gazebo with hot tub. Steps up to a 2terrace from where the far reaching countryside views can be enjoyed.

The Annexe

Adjoining the farmhouse is the annexe which could be easily incorporated back into the farmhouse should a new owner wish. The Cottages

Collacott Farm Cottages has been established for over 30 years and offers comfortable self-catering holidays for customers visiting the North Devon area. The 8 self-catering holiday cottages were converted from old stone barns and are set around an historic cobbled courtyard with pond. All retain some character; with beams and exposed stonework and they all have their own private fenced and landscaped garden; all benefitting from stunning rural views.

Visitors to Collacott Farm Cottages can use the open air, heated swimming pool (12m x 6m) with large terrace, changing block and WC, the all-weather tennis court, the children's play area, trampoline room, gym/treatment room and well-equipped games room. Car park plus laundry.

Equestrian Centre

This British Horse Society Approved Riding School caters for all ages and abilities. Used by locals and guests alike, the business is centred on the all weather, floodlit, horse riding school (44m x 22m) where customers can learn to ride or improve their skills. Stabling, with prior agreement, is available on site for guests wishing to bring their own horses. The resident instructor is available for group or private lessons, either on-site or whilst hacking through the surrounding countryside.

There are 17 stables on site, some housing the riding schools horses and others on livery arrangements. Other facilities include a tack room, feed stores, hay barn, toilets, showers and an office.

This is a well-established business and a new owner could choose how involved, or not, they wish to be.


To the side of the farmhouse, with access from the kitchen, is a garage and store room (42' x 10'). To one side of the courtyard next to Bendall Cottage is a single storey building (15' x 7') currently used as a gym, off which is a treatment room. To the rear of the farmhouse is a large timber framed building (30' x 40') currently used for storage and sometimes as a function room. In a corner of this building is the biomass boiler with the next door building housing the wood chips used to fuel the boiler.

The Land

Predominantly pasture, the land is divided into a number of south facing paddocks and some woodland. In all the land extends to approximately 11.65 acres. Further land may be available by separate negotiation.

The Business

The present owners have continued to run a successful and well regarded holiday business and the popularity of the accommodation is reflected in the high level of repeat business which is primarily promoted through their own website Accounts can be made available to bona fide interested parties following a viewing.

From the M5 J27, (signposted for Tiverton and Barnstaple), follow the signs for Barnstaple. Turn left at the roundabout signed for South Molton. In the square in the centre of South Molton, bear left at the Post Office, signposted George Nympton on the wall. Take the fifth turning on the left, opposite Torch Veterinary Centre, signposted George Nympton, Kings Nympton and Hele Farm. Go through George Nympton village, cross the river; continue up a steep hill and straight over the crossroads. Collacott Farm Cottages is on the right about mile down the hill after the crossroads.
