Situation

Hill Farm is set in a stunning, elevated position amongst beautiful, unspoilt countryside on the western side of the highly attractive Taw Valley. Private set down its own lane, the property is just under a mile from the small village of Burrington which has a parish Church, shop and primary school. The small town of Chulmleigh is about 5 miles and offers a further range of amenities and schooling to secondary level. The larger market town of South Molton and the regional ventre of Barnstaple are about 11 ans 13 miles respectively with the Cathedral City of Exeter about 26 miles to the south east.

The Farmhouse

Hill Farm is centred on an imposing and spacious period farmhouse set high above and with stunning views across the Taw Valley. Currently undergoing some improvement, the house offers well-proportioned accommodation with three main reception rooms, spacious kitchen/breakfast room and ancillary rooms on the ground floor with four double bedrooms and two bathrooms on the first floor.

To the front is an enclosed garden with a footpath to the front door.

The Holiday Cottages

Set away from the main house and with their own parking area is an attractive pair of former barns which have been converted into a pair of holiday cottages. THE CIDER HOUSE provides a sitting room and kitchen/breakfast room on the ground floor with three bedrooms and a bathroom on the first floor. Adjoining is THE TALOT which has a hall, bathroom, kitchen/breakfast room and sitting room on the ground floor and two bedrooms on the first floor. Each cottage has a small area of garden.

The Annexe

Set between the main house and the holiday cottages is THE ANNEXE which requires considerable updating. There is a hallway, kitchen, sitting room, bathroom and two bedrooms all on the ground floor with a full length loft over.

Outbuildings

Attached to the rear of the farmhouse and adjoining the boot room is a large BARN with space for several vehicles and includes a workshop area with mezzanine floor above. Set to the south west of the farmhouse is a further range of traditional buildings comprising a large THRESHING BARN with ROUNDHOUSE and former GRANARY on two floors, both with considerable potential for conversion (subject to the necessary consents).

The Land

The property is approached by a private driveway which sweeps down to a parking area to the front of the main house. To the front are enclosed gardens whilst to the east of the house is a further larger area of terraced garden which takes full advantage of the views across the valley.

The whole property amounts to just over 12 ACRES, comprising primarily of gently sloping pasture land with an area of slightly steeper land to the east of the farmstead.
