A rare opportunity to acquire a 3 double bedroom detached bungalow standing in over 7 acres of paddocks, with stabling and outbuildings, in a tranquil, idyllic location. Little Cimarron is an ideal equestrian property, set off a private, unmade lane adjacent to Park Copse and Whitesheet Common, with immediate access to bridleways and open countryside..

This single storey barn conversion is presented in good decorative order but offers great scope for improvement, subject to the necessary planning consent. It has mains electricity and water, private drainage, and fibre optic broadband. There is a large lounge/dining room (with a wood burning stove) and a farmhouse style kitchen/dining room with an excellent range of cupboards, an island unit, Bosch electric oven and hob with cooker hood above, walk-in larder, space for fridge-freezer, large fireplace and inset wood burning stove. There are also 3 bedrooms, a utility room, a family bath/shower room and a cloakroom. Off the master bedroom there is a dressing room which could be converted into an en suite. From the lounge, a connecting door leads to a secure tack/boot room which has a further door into the stable complex.

Little Cimarron is approached off a long, gravelled unmade lane which is owned by Clayford Farm and the Forestry Commission (maintained by Clayford Farm). A 5-bar gate leads to the front yard where there is ample parking and turning space, a carport, an adjacent hay barn and a wood store. A gate leads to an enclosed patio area. The American style stable block (adjoining the property) has 6 loose boxes, 5 of which have rubber matting, and a connecting door to a tack room with a water supply. Further buildings include a hay barn, a timber shed and a polytunnel measuring approximately 24' (7.3m) in length. The grazing land/meadows, which amount to approximately 7 acres, are split into several fields, each of which has a self-filling water trough. The boundaries are of post-and-wire fencing, with some stock fencing to the main field, and there are 4 field shelters and a static caravan. Little Cimarron is opposite Whitesheet Plantation, which receives many migratory visitors including nightjars, swifts and swallows. It is a haven for wildlife and off road horse riding.

From Wimborne, proceed up Rowlands Hill into Colehill, passing the cricket ground on the left. At the war memorial, turn left into Colehill Lane, passing St Michaels School on the left. Proceed ahead at the crossroads and continue to Broomhill. At the next crossroads, proceed ahead, over the ford and up a steep hill where the road turns sharply to the left. Turn right immediately onto an unmade gravel track, passing Whitesheet Lodge on the right. Continue along the gravel lane, passing a turning to Uddens on the right, towards the old saw mill. Little Cimarron is the first property on the right hand side, almost directly opposite the bridleway crossing Whitesheet Plantation.
