DESCRIPTION

Hillside is a detached stone built Victorian house of significant stature and character with a sympathetic and elegant oak framed extension taking full advantage of spectacular panoramic views over the Yarty valley. The property occupies an elevated setting on south facing slopes with gardens and grounds extending to c 4.3 acres away to the front side and rear of the house. Within the grounds is a substantial detached commercial sized workshop, a detached timber cabin/studio with decked terrace and a detached two bedroom timber lodge providing separate annexe accommodation.

At the centre of the main house, a reception hall offers doors to all ground floor rooms along with stairs to the first floor. The downstairs shower/wet room is adjacent to the Utility which houses the ground source heat pump providing heating throughout the house. A boot room with shelving rack and comprehensive array of cupboards provides a French door into the gardens and lies between the Sitting Room/Snug and an impressive vaulted oak framed family room. The former features an original inglenook fireplace with flagstone hearth and a raised brick plinth for a woodburning stove; a stainless steel liner lies within the flue for ease of installation. The impressive family/reception room enjoys a triple aspect through PVCu double glazed windows with solid blockwood floor, a woodburning stove with slate tiled fireback and a magnificent heavy cross beam.

On the opposite side of the hall is the Kitchen/Dining Room, arranged in 'unfitted' farmhouse style with double 'Belfast' sink and solid oak worksurface/drainer. There is a range recess with fitted extractor and ample space for a good sized dining table.

The first floor houses three bedrooms, the master spanning the full depth of the house with an fully tiled en suite shower room. (This room was originally two bedrooms and could be reverted as required.) The two further bedrooms are served by a Bathroom with shower bath.

THE CABIN

Lying adjacent to the driveway and above the house, 'the cabin' is of timber construction and features a wide decked verandah stretching across two elevations making the most of the spectacular views. Internally it provides a comfortable office/studio/occasional sleeping area with en suite shower/cloakroom.

THE LODGE

A substantial and attractive separate double glazed timber 'lodge' providing generous and comfortable self contained annexe accommodation away from the main house with two double bedrooms, bathroom, Living/Dining Room and fitted Kitchen.

WORKSHOP

Originally constructed for commercial purposes and predominantly of block construction with both pedestrian and vehicular access doors. The main body of the building is divided into three sections with timber lined walls to machinery and storage areas. A further architect designed inner section provides an insulated workshop with standard ceiling height, strip lighting and double glazed windows.

GARDENS AND GROUNDS

These extend to c 4.3 acres in total with driveway approach providing ample parking facilities and direct access to the workshop, gardens and field. More formal sheltered gardens lie to the front of the main house with central pathway and raised sleeper edged planters. Open field/pasture lies to the North and East.
